Roof monitoring: task and market for the roofing trade

The increase in heavy rainfall events and resulting water damage, particularly to buildings with flat roofs, has created new conditions and means that roof monitoring can no longer be ignored. The roofing trade is predestined to implement the normative recommendations and to supplement them with intelligent product solutions.

Roof Monitoring

Roof monitoring is the – preferably digital – monitoring of roofs for early detection of potential damage caused, for example, by snow load, backwater or water ingress. Roof monitoring optimally complements normal roof maintenance.

A blocked leaf screen – a nightmare for property owners

Regardless of whether at the parapet or in the middle of the roof area: if leaves, hail or dirt blocks the flat roof drain or gully, within a few minutes, the water on the flat roof can rise so much that it penetrates the inside of the building. Property owners, tenants and landlords are then faced with potential damage that is sometime not covered by insurance companies. Extreme weather such as heavy rain and hail increase this risk year after year.

HOW THE ROOFGUARDS WITH FLECK CONNECT WORK

1: In normal rainfall the ROOFGUARD is an ordinary leaf screen, water flows away.

2: If the water rises above a certain height due to a blockage, the mechanism triggers

3: The buoyancy bodies lift the screen so that leaves or hail are pulled under the screen and intro the drain by high water pressure. The drain is clear again. At the same time, the ROOFGUARD sends a status email.

4: After the blockage has been removed, the ROOFGUARD returns to its original position and sends another email.

ROOF SUPER DRY: carry out roofing work in standing water or light rainfall with lightning speed

With FLECK ROOF SUPER DRY, work that requires a dry substrate is easy to carry out.

Ready in 28 minutes instead of in 80 minutes

ROOF SUPER DRY dries the area to be worked on within a few minutes and therefore produces up to 70 % time saving.

When used to prepare the work area, ROOF SUPER DRY plays to its strengths and saves – as in this example – 2/3 of the conventional work time. A real competitive advantage. The granulate absorbs moisture for at least an hour.

  • Flat roof puddles, gravel and green roofs:
    only a little gravel or green roof granulate has to be removed
  • Making-good measures:
    closing off holes and sealing leaks
  • Repair of installed parts:
    e.g. vents, drains, parapets or light domes

    if inspection of the roofing membrane is impaired by puddles, e.g. the checking of welds

The white granulate is similar to the material used in babies’ nappies and is absolutely safe. After use, it can be thrown away with the household waste.

Inspecting flat roofs underneath the waterproofing

FLECK inspection chambers allow direct view of the insulation level and vapour barrier

FLECK inspection chambers with removable cap are recommended, especially to detect leaks and water ingress. Roofers can check the condition of the roof below the waterproofing through the open chamber without having to open up the roofing.
